General notarizations are usually one or two documents that require notarization. Such as spousal waivers, parental authorizations, simple affidavits, etc. These documents may or may not require witnesses and can be completed quickly.

Specialty Work may take more time to complete due to the circumstance or location of the signing. When performing notarizations in a hospital, senior living facility, rehabilitation centers, and the like, the notary will have to allow time for interruptions while the signing is taking place. Doctors and nurses may need to see the patient, vitals maybe be required, or the signer may need additional time due to their health situation. Signings taking place in jails or correctional facilities will need extra time allowances for security, waiting for the inmate/signer, and any other specific requirements the facility may need.

As a CNTDA, Mobile Notary Business Solutions, LLC will meet with you at a time and place of your convenience to verify identities, to ensure names and contact information are correct, give a brief description of what each of the documents are, gather signatures from signers and witnesses, and notarize as needed.

Certified Notary Trust Delivery Agents (CNTDA) have taken advance training and passed rigorous testing to gain certification in the execution and notarization of estate planning documents via the most comprehensive certified professional education program available through Notary Business Builders by Notary Coach. This training program has been reviewed and approved by estate planning attorneys from across the county.

This comprehensive training covers a wide range of topics from what documents are/may be included in trust management (estate planning documentation)  to advanced document execution techniques. The education and training equip the CNTDA to excel at handling complex transactions and legal documentation.

Loan Signing Agents (LSAs) facilitate loan closings for the mortgage finance industry.

Per the National Notary Association: “A Loan Signing Agent is a commissioned Notary who is specially trained to handle and notarize loan documents. For lenders, Loan Signing Agents are the critical final link to complete the loan. A Loan Signing Agent is hired as an independent contractor to ensure that real estate loan documents are executed by the borrower, notarized, and returned for processing on time. Completing this critical part of the loan process enables the loan to be funded.”

Certification to become a Loan Signing Agent involves extensive training to familiarize the notary with the loan closing process and the documents involved, as well as the knowledge needed to walk the buyer/seller through the mortgage closing process clearly and efficiently. This training prepares the notary to pass the SPW-compliant exam.*

LSAs must recertify and pass a background check annually and carry a minimum of $25,000 in Errors and Omissions insurance.

*The Signing Professionals Workgroup (SPW) creates, maintains, and promotes professional standards for Notaries Public who provide signing services in connection with the closing of a mortgage finance or real property transaction.

The SPW is an industry workgroup of the National Notary Association. SPW members include mortgage lenders, title companies, signing services, trade associations, educators, background screening providers, and companies offering supportive services to signing professionals. Membership is open to companies meeting the qualifications for membership.

Mobile Notary Business Solutions, LLC will help you facilitate the process of obtaining an Apostille in a professional, timely and correct manner. We have received specialized training in the processes required to obtain Apostilles/Certification for documents needed in foreign countries.

What is an Apostille?

Per The Hague Conference on Private International Law (HCCH), “An Apostille is a method of certifying a document for use in another country. The certification is issued under the Apostille Convention authenticating the origin of public documents.”

An Apostille is a cover page placed over a document allowing the document to be used in a foreign country. The Apostille verifies the authenticity (origin) of public documents.

The Virginia Secretary of State website states that, “The purpose of an authentication by our office is to verify to foreign governments that certain Virginia officials are in good standing. Depending on the destination country, the authentication is issued either as a Great Seal or an Apostille. The authentication only verifies that the Virginia Notary, Virginia Clerk of Court, or Virginia Deputy State Registrar is listed in our system, and they have notarized or issued your document correctly.

What an Apostille does not do, and I believe the Secretary of State of Maryland states it best is, “Apostilles do not certify the content of the public documents to which it relates. They do not grant authority and they do not give any additional weight to the content of the underlying documents. An Apostille can never be used for the recognition of a document in the country where that document was issued.”
